Members of the Renters and Housing Union (RAHU) in Melbourne’s Thornbury have successfully fought off their landlord’s attempt to increase their rent by 11%, through collective bargaining.

On 5 August, tenants at one Thornbury property were served with an 11% rent increase by their property manager Moss Estate Agents on behalf of the landlord. This proposed rent increase was excessive compared to the market rate, it was well above inflation and wage growth, and it was issued in the context of severe and outstanding problems with the property.

RAHU tenants attempted to initiate good-faith negotiations with the property manager and landlord, and collectively bargain for a fairer outcome. While reliable and consistent communication was established between tenants, RAHU representatives and Moss Estate Agents, the landlord wasn’t so helpful, making communication between the parties difficult.

RAHU tenants continued the process of collective bargaining. On 26 August tenants received a letter from Moss Estate Agents, informing them that the landlord had withdrawn the proposed rent increase ‘effective immediately.’

“We’re thrilled and overjoyed with the win!” One of the tenants said. Another said, “It’s nice to know that you can fight for something and have the opportunity to prevail.”

“Housing is union business, and tenants have shown they have union power,” said RAHU Secretary Adu Hani.

“Tenants previously hardly heard from their property manager, and didn’t even know their landlord, let alone the ability to contact them. Now, unionised tenants are levelling the playing field and are winning big.”

Despite this win, RAHU tenants are continuing to collectively bargain for a fairer outcome. There are numerous issues with the property, and some of these violate Victoria’s minimum standards. RAHU tenants will continue to pursue these issues and ensure that they are addressed urgently.
